Best way to seal a very dusty concrete floor?

Blatters - use your money to find a drier garage to rent ........ if you have water coming in from outside only 2 real options and neither are cheap.

 

1. Go outside dig a land drain to deviate water elsewhere and apply an external tanking membrane to stop water ingress

2. Provide an internal system, slurry or painted and/or mesh membrane and allow water to enter which is then taken via internal drainage to a sump and pump

Yeah seen the internal systems. Much money required and it's not my garage. Crystaline slurry is what Jim has mentioned...

 

Finding a garage of the correct size is more of a struggle than you might think. The motor only just fits in the door as it is (have to fold in the mirrors) and if it wasn't for the fact that the actual garage is nearly 4ft wider than the door so I can get my self in and out the car when the Blat signal goes up, I'd move tomorrow. Plus it's literally visible from my office. I can see steam coming off it when the sun hits it to evaporate the water :durr:

This looks promising. Apart from one (internal) wall, where the problem is really crappy very porous, what looks to be cheap, breeze block, the image in there could be my garage, only mine has a lot more water in it... :oops: 

And the Permaguard slurry looks to be a lost less expensive than the Xypex stuff Jim suggested. Sorry Jim :down: 

At the permaguard prices I think I'll see if I can find a contractor who could to the job properly rather than me screw it up 3 more times...

I can totally understand your reasoning as the property is rented.

Only thing to say is that the Xypex crystals are always active and seek out water far different from other systems that just jacket the dampness.

Going to call the Permaguard helpline on Monday and have a chat. I have already sacked off the Flexacryl option in favour of tanking slurry. Just need more knowledge now, unless I can find a contractor who will do a small job for reasonable cost.

Good luck, look for some type of backed guarantee as it sorts the men from the boys. Question any proposed contractor as tanking has the habit of just pushing the problem further along so need to know where it's going to end up.

Thanks. To be slightly harsh, next door doesn't seem to care that his garage leak seems to be affecting me so as long as mine is dry going forwards, I don't care... and I'm also on the end of the block so hopefully the water will stay his side or find a path out to the surrounding soil.
