I fear I might have done...

It all started with a harmless conversation the my parents.

Aftering being made redundant 4 times in 9 years i have got truely sick of the whole jobs market thing it is full of some much pretentious bulls*** it is untrue, i mean what is *really* the point in asking somebody who has just been made redundant what there five year plan is... Err, get a job? Come back to me after that.

As for none of the usless c**ts ever ringing you back, well..

Anyway, the conversation. I've always been a bit into my food, and some might say beer, hic, so when, parents jokingly suggested we should look into running a pub, it set the wheels in motion.

Got allsorts of ideas running round inside my head about running pubs now. Leasehold, freehold, commercial mortgages, wet sales, dry sales, menus, etc. Even found a very nice pub for sale just up the road for £455k.

So there we go. Anybody got the first clue what I rambling on about...

Parents used to be in the Pub Trade

bl**** hard work

It can also be very difficult if you have a young growing family

(Hours etc)

Needs serious thought before doing it  IMHO

Not saying it doesn't have it's good bits, just needs alot of thought...

I used to Enjoy the 'Sampling'    :oops:    :D

I have and it Ain't that well paid beleive me    :down:

You also have to listen to Customers tales of Woe and 'Deal' with some who overstep the mark   ;)     :blues:

Martin, If you know what you're letting yourself in for then there's only one answer.

Follow your heart and do it. You'll never regret it, even if it doesn't work out.

Having worked in a pub, with a landlord who'd never done it before, I'd say don't do it.

Martin, don't let your heart rule your head. If the pub is for sale at £455k then depending on what you have to put down the likelyhood is you will have a huge loan to service. If the pub is freehold then you are at an advantage over the tied ones where the brewery dictates what you can do. The hours are long and the returns are low compared with many other proffessions.

Instead of going in all out look at becoming a landlord for a brewery chain first, learn the ropes and then if it is what you want you will be equipped to succeed long term.

I know it is soul destroying to be made redundant but have a look at retraining in other areas where there is a shortage of people. One guy I knew had a high pressure job and was made redundant, which probably did him a favour, he now drives class one lorries and is really happy.

There can be money made if you increase the food side of it.

Witness all the pubs now giving over more and more space to posh nosh.

My sister-in-law and husband number 1 went into the pub trade in Devon with husbnad no 1's parents...

.....it all ended in tears and divorce :bangshead:

As said elsewhere though, most profit was made on food.

Loads of pubs up for sale now, for obvious reasons.

I'd be seriously concerned about looking at someone's wet trade books from the last two years and making a decision on value based on that. Food shouldn't be effected too much I wouldn't have thought, but the (previously smoking) pub I nip into for lunch sometimes usually has 8 - 12 regulars in there all day, on Monday lunch time it was just me and a colleague. :(

Having said that. I like the pub idea too and so long as you buy right and put the effort in, why not?

Also like the idea of sharing with the folks too, at least you can have days off and holidays.

Martin as mentioned before, retrain to do something else.

It would cost about £1500 to get your class 1 LGV

The going rate for agency work is about £10.50 an hour and £12.50 after 8 hours Sat £12.50 Sun £15.00 even more on nights.

You will get by on a Sat/Sun/ and 2 days in the week and have 3 days to drive the westy!

Or if your a workaholic, and do around 60 hours. one guy I know takes home just under £600 every week!

Not a lot some posters may say but, not bad money to walk straight in to.

I'm sure others will point you in alternative directions.

As Sam said, the local pubs I use for lunch occasionally used to be busy and getting a table was hit and miss, it's now a guaranteed table and hardly any passing trade.   Makes it a bit too quiet really but the lack of smell is great !

I'd look into getting a coffee shop in a town centre, sell teas and coffee, cakes, sandwiches etc to local workers and shoppers, have a small take away counter and a sit down area.  They always seem to be busy and how can you fail to make a profit at £2.50 or £3 for a cup of coffee  ???  :D

Get one shop open and then a second and a third etc, got to be better business than a pub these days.
