Bigger concern for me would be the listing which would likely remove most permitted development rights and therefore your proposed garage would attract the attention of the local planners and conservation officers who would then dictate it's materials and appearance. That's assuming they'd even let you build it within sight of the neigbouring abbey. Quote

It does say that the area pertaining to the Manse is outside the schedule, though. (should that be 'outwith' in that part of the UK? ) Quote
