Yep I can see his point, although the other side of the coin is if we had rented else where that was a big chunk out of the Westfield budget!!!!!

I think sometimes we plan and prepare so much for our future we forget all about the present.

I know all our hard work will be worth it when it is done, but it is bl**** hard at the moment.  All these new TV programs would have you believe there is easy money to be made!!!

Following on from the threads about builders, I cannot praise mine enough.  They have been absolutely superb.  If anyone is thinking about a lof conversion I can totally recomend a company Gallery Loft Conversions.  Very very good price, excellant workmanship and very fast.  Its the second time we have used them.

The two others are long term to the council, yes you get slightly less rent but you have no agency fees to pay and they give it back as you gave it them so no worries about damage etc.

Jeff, You CANNOT be serious. We let my mother-in-law's house to a housing association for Ealing Council and after three years it was a TOTAL sh*t heap! It stank of pee and you physically couldn't get down the garden for crap. :(

I would love to relet it to your council.  They call total destruction "fair wear and tear".  :angry:

I can only say what has happened so far, when they took it over both parties took photographs and agreed condition. In the contract, which my scoliciter read and agreed, they have to give it back in that condition. Both these houses are in nice areas and have to be well kept as the neighbours are aware of who has them and who to contact if it does go wrong. I periodically look at the outside and so far so good.

I imagine in some areas and some cases it may go wrong so we will have to see.

Dont rent to trailer trash IMHO unless you have to as stated previously `fair wear and tear` is what they are used to and not what normal folk would consider.

Yup and a small premium each month (I think I pay £50 per house) means that emergency repairs, builderswork etc are catered for by them. I just get notified as to whats gone on.

I just go round and cut the grass etc now and again.

Shouldnt be stressful old boy....... :)  :)

Nice house + decent agent = no stress

Get an ARLA agent with a good name - cheapest isn't best - and make sure the houses are in good shape (good houses attract good tenants) and you'll be sound as a pound.

Our residential dept reckons 2.5% of managed tenancies are problematic as tenants are scared of big fat estate agents in poverty spec 3 series.

You'll pay 10 - 15% + VAT, which isn't too bad really.
