Is there any way of finding property boundaries without paying through land registry for a title plan?

If you find one, let me know.  I think this is one of those things that should be public domain, but yet it isn't...

Is it the case that if boundary has existed for 12 years plus then even if set incorrectly it can be too late to alter unless both parties agree, presumably in writing?

I don't think that has ever been the case in relation to boundaries. You'd need to read up on the Land Registration Act 2003 and the requirements relating to adverse possession.

I do not know what he issue is you are trying to sort, however every time boundary issues are raised it usually ends up with lawyers getting rich. As others have said it is usually with your deeds but failing that land registry.
